Transforming workplaces while reducing their environmental impact: this was the ambition that guided the Ocellis and Aÿa Agency teams throughout the delivery of this 3,000 m² project.

The approach? Preserve what already exists, enhance it, and complement it with restraint.

👉 95% of the existing elements were retained, including suspended ceilings, demountable partitions, doors, networks, HVAC systems, as well as furniture already in place on site, including 170 workstations with pedestals and storage units.

To complement these existing assets, our teams prioritised responsible solutions: second-life flooring, recycled or recyclable materials, bio-based paints, low-carbon furniture, and elements sourced from the circular economy.

The objective: to create a Plug & Play workplace, immediately operational and designed to encourage collaboration, interaction and new ways of working.

This approach delivered tangible results. By applying our Low-Carbon methodology, we reduced the project’s carbon impact by 87% compared with a conventional scenario, avoiding 200 tonnes of CO₂e emissions.

To put this into perspective, this is equivalent to the emissions generated by:

🚄 45,455 return journeys between Paris and Marseille by TGV

✈️ 97 return flights between Paris and New York

A project that reflects one of our core beliefs: high-performing, comfortable and inspiring workplaces can be created by treating existing assets as a genuine resource.

Congratulations to all our teams, and in particular to Anne Metaye for the eco-design approach, as well as Nathalie Nelken and Bertrand Le Normand for their commitment to this ambitious low-carbon project.
